Adanis exit realty, to put Mumbai sites on the block

AHMEDABAD: After making a grand foray into real estate and taking up several township projects, industrialist Gautam Adani’s flagship company Adani Enterprises (AEL) has decided to exit the real estate sector and focus on its core infrastructure business – mainly ports and power.

The announcement surprised market watchers in Ahmedabad, Mumbai and Gurgaon, where the group has large land-holdings and ongoing projects, which are being executed by subsidiary Adani Infrastructure and Developers (AIDL) .

“The board of directors has approved the proposal. The move will infuse additional liquidity in the company. We would be able to focus on our core businesses,” Devang Desai, executive director, AEL, said on Thursday. The AEL stock closed over 4% down at Rs 393 on the BSE on Thursday on the back of disappointing quarterly results.

The group’s real estate interests first became evident in 2006, when it acquired development rights for 21 lakh sq feet from Housing Development and Infrastructure (HDIL) at Bandra Kurla Complex (BKC) in Mumbai in an Rs 2,000-crore deals, the biggest in the country then. Later, Adanis also acquired the Khatau Mills land in Mumbai.

“We may consider a total exit from the whole portfolio of our real estate projects, including Mumbai. It has a negligible share in our total revenues,” said Desai. The company has nearly 40 million sq ft under various stages of development at different locations. “We are working out divestment model, either through complete change of guard or a mix of ownership,” Desai added.
The company had also announced plans of an integrated township at Mundra in Kutch. The group had also made a foray into the Delhi-NCR region.

Tata Housing Announces Launch of Luxury Residential Project in Mumbai

Tata Housing Development Company has recently annou¬nced the launch of Amantra, a luxury residential township with 14, 24, 29 and 34-storey towers with a total project cost of Rs 1,000 crore on the Thane-Kalyan Road, a Mumbai suburb. Glazes and Washes
The term "broken color" refers to the application of colors in broken layers on top of a base coat for texture. Glazes and washes are often used to achieve this effect. Glazes are generally more transparent than washes are. They are oil based paints with linseed oil. They are slower drying, and therefore are great for working on projects that may take a little longer to complete. Washes are great for the learning process. They are easier to use and clean up. Washes are latex paint with water added.

Sponging
Use a natural sea sponge for sponging. This gives better depth and texture.
To sponge, apply a base coat. Once it dries, use a damp sponge to tap on a wash or glaze. If you intend to sponge paint with several colors, be sure to let each color dry thoroughly before adding the next color. It is usually done so that the lighter colors are added to a darker colored base coat, but the reverse looks nice too.
Another sponging technique is called "sponging off". To do this, apply a glaze over the base coat. Then, before it dries, take a sponge to the glaze. This will allow the undercoat to show through.

Stippling
Stippling produces a more sued-like effect to the walls. To do this, apply your base coat. Once it dries completely, apply a different color coat on top in 12" wide strips from top to bottom. Then, before the paint is dried, take a large brush and jab at the wet paint. This will take off little pieces of paint, for a really fun effect. Occasionally, tap the brush onto a cloth to reduce paint build-up on the brush and allow for the best results. If you wish to add more colors to this, you can use the brush to very lightly dab new colors onto the wall, instead of removing already existing colors.

Ragging and Rag Rolling

Ragging and rag rolling can give walls the appearance of crushed velvet, watered silk, parchment, leather, and more.
To do this, apply a solid color base coat and let dry. Then, dip a crumpled piece of cloth into a glaze/wash. Now begin to dab the color onto the base coat. This is called "ragging on". The term "ragging off", like in sponging, refers to the removal of the glaze/wash to expose the base coat.
Rag-rolling is done just slightly different. To rag-roll, take a cloth and roll it lengthwise into kind of a rolling pin shaped piece. Dip the cloth into the glaze/wash and, in a rolling motion, apply it to the base coat. To "rag-roll off", apply a glaze/wash completely over the base coat, and then take the cloth, a little damp, and run it through the wet glaze. This will show the base coat underneath.
You can use other fabrics for cloths. Linen and other natural fibers are most common and work great.

Solar Shingle’ Gets UL Safety OK as 2011 Launch Nears

The Dow Chemical Company reports that its DOW™ POWERHOUSE™ Solar Shingle—a photovoltaic solar panel in the form of a solar roofing shingle---has received Underwriters Laboratories (UL) safety certification.

The solar shingle is expected to be commercially available in select U.S. markets by mid 2011, the company says.

Dow describes the shingle as a “groundbreaking” photovoltaic solar-panel technology that can be integrated into rooftops with standard asphalt shingle materials. The system design eliminates on-roof wiring, minimizes through-roof penetrations, and allows the product to be installed in the same manner as a standard roofing shingle, the company says.

“The receipt of UL safety certification represents the successful completion of a rigorous and comprehensive multi-test process for the DOW POWERHOUSE Solar Shingles,” said Dow Solar Vice President Jane Palmieri. “This is another important milestone towards the planned 2011 commercialization of Dow’s solar shingles, and represents a crucial third-party validation of the safety of this product.”

Dow Solar said it worked closely with UL to indentify a series of rigorous tests to assess the safety of the unique design and all the elements of the combined solar and roofing product. The company said the final listing represents compliance to a diverse sequence of UL’s safety and building standards, specifically, UL 746, 1703, 1897, 790, 486 and 514.

More than 50 individual tests were conducted to assess the safety of the solar shingles against building-code standards, including wind and fire resistance and electrical-code requirements such as proper wiring and photovoltaic (PV) connections.

“UL has been leading the development of PV equipment testing methodologies and standards since the 1980s, and has contributed to the safe operation of PV equipment by providing safety testing and certification services for PV equipment manufacturers worldwide,” said Jeff Smidt, vice president and general manager for UL’s Global Energy business. ”In the case of Dow’s solar shingles, we had to take a unique approach in order to test the product as both a roofing shingle and a PV system.”

Dow said that, in addition to the design and material safety tests performed by UL, it will continue with its own reliability and durability testing in support of commercialization. Dow is currently performing tests on installed systems of the solar shingles in addition to individual shingles in order to assess the durability of the product, utilizing Design for Reliability and Physics of Failure methodologies to measure performance against weather, extreme temperatures and other conditions.

Dow has chosen thin-film CIGS (Copper Indium Gallium deSelenide) as the PV material in the solar shingle; Global Solar Energy (Tucson, Ariz.) was selected as the preferred supplier in support of the product launch.

Dow Solar unveiled the POWERHOUSE Shingle in late 2009 as the first in a portfolio of building-related solar energy-generating products. The shingle was named one of the "50 Best Inventions of 2009" by TIME magazine. The product design offers an integrated roof appearance and simplified installation in combination with standard asphalt roofing materials, the company says.

EPA Announces New Guidelines for Energy Star Homes

WASHINGTON - The U.S. Environmental Protection Agency (EPA) is announcing new, more rigorous guidelines for new homes that earn the Energy Star label. Compared to the current Energy Star guidelines, the new requirements will make qualified new homes at least 20 percent more efficient than homes built to the 2009 International Energy Conservation Code (IECC) – slashing utility bills for qualified homes by 15 percent compared to IECC code-built homes.

The updated requirements will ensure that the government’s Energy Star label continues to deliver a significant increase in energy efficiency over homes that are built to code and standard builder business practices. These guidelines will go into effect in January 2011, although some builders may choose to adopt the new requirements earlier.

Key elements of the new guidelines for Energy Star qualified homes include:

· A Complete Thermal Enclosure System: Comprehensive air sealing, properly insulated assemblies and high-performance windows enhance comfort, improve durability and reduce utility bills.

· Quality Installed Complete Heating and Cooling Systems: High-efficiency heating and cooling systems engineered to deliver more comfort, moisture control and quiet operation, and equipped with fresh-air ventilation to improve air quality.

· A Complete Water Management System: Because Energy Star homes offer a tightly-sealed and insulated building envelope, a comprehensive package of flashing, moisture barriers, and heavy-duty membrane details is critical to help keep water from roofs, walls, and foundations for improved durability and indoor air quality.

· Efficient Lighting and Appliances: Look for Energy Star qualified lighting, appliances and fans helping to further reduce monthly utility bills and provide high-quality performance.

· Third-Party Verification: Energy Star qualified homes require verification by independent Home Energy Raters who conduct a comprehensive series of detailed inspections and use specialized diagnostic equipment to test system performance.

The Grand Canal Square Theatre in Dublin is classic Daniel Libeskind: brave, full of life, dramatic lines and striking colour. It will no doubt immediately become a major landmark in the Irish capital. The 2,000- seat performance venue is the core of a wider, mixed-use complex comprising a pair of eight-floor commercial blocks, five-star hotel and residential block.

Libeskind describes his aim for the project, “To create a truly vibrant 24/7 community, commercial, retail, residential and cultural components must communicate in a fluid and transparent dialogue. For the Grand Canal project, I wanted to integrate the commercial buildings with the adjacent retail, residential and cultural components and with the public space by designing multi-storey glazed atria. Although both offices are designed in the same architectural language, each responds to the site in its own unique way. Two Grand Canal Square, which is adjacent to the new 2,000-seat theatre, opens up towards the Square, while 4 and 5 Grand Canal Square, in conjunction with the theatre, form a dramatic gateway to Grand Canal Harbour.”

Dublin, like the many contemporary performing spaces that go before it, is oriented around the water’s edge. Sydney undoubtedly started the trend but more recently, we have seen Snohetta’s Oslo opera house, HLT’s Copenhagen Opera house, Calatrava’s Tenerife Opera house, Foster’s Sage at Gateshead and Herzog De Meuron’s Elbe Philharmonic hall in Hamburg. Libeskind has unashamedly embraced the waterfront added more than a touch of drama with his iconic 'red carpet' leading from the entrance to the water’s edge.

Talking about the theatre itself, Libeskind expands, “The architectural concept of the theatre is based on stages: the stage of the theatre itself, the stage of the piazza, and the stage of the multiple-level theatre lobby above the piazza. The theatre becomes the main façade of a large public piazza that has a five-star hotel and residences on one side and an office building on the other.”

The developers, Chartered Land are clearly expecting the complex to attract a huge number of visitors and it will be supported by a full array of integrated transport links including a new four-lane bridge currently under construction.

Mayur Shah of Marathon Group talks about the journey so far, and how Mumbai will change for the better

Established in 1969, the Marathon Group is known for setting several benchmarks in the real estate sector. With a product bouquet across residential and commercial projects, they are a realty group with a strong conscience.

For instance, the owner has most often mortgaged it to a bank and has to pay off all these liens on it - and the bank has regular people's money in it. Workers are in any case not getting paid and yet they are compensated. In fact once it becomes functional again it can provide employment to so many people in its new avatar, rather than being just a graveyard of buildings and aspirations. If you want gardens then take up non-productive land which doesn't have all these costs attached." Among the projects done using the model are: Piramal Spinning and Weaving mill - Marathon Nextgen, Jay Bharat Oil mill - Marathon Heights and Mafatlal mills.

Talking of expertise, he says, "We use the same sophisticated techniques like MIVAN for our upscale project in Lower Parel and for the small 350 square feet homes in Marathon Nagari in Badlapur. The amenities might change, but never our commitment to good buildings. I would consider it a national waste if any building we made didn't last the test of time." One could not expect less from a civil engineer from University of Bombay and MS in structural engineering from Oklahoma State University, USA. The zero-defect performance of all Marathon projects is due in large part to this attitude toward perfection.

They have a wonderful rapport with their customers, both past and present as seen by the tremendous response to their recent project of Marathon Monte Vista. Even at the height of the downturn they were sold out for a 36-month delivery project, solely due to the goodwill in the market. They are currently building a 40-storey premium residential project in Mulund on customer demand - that 2% who don't wish to shift location but have the money for a better lifestyle.”

Mayur Shah says, "Our CSR commitment is clear; every year we will build houses for the lowest strata of society. We have built homes for the earthquake affected in Latur and later in Gujarat. 650 tenements in Kanjur Marg on freehold land that could have been used for other purposes, but we want to use our special expertise for the betterment of the country wherever possible. Marathon Nagari at Badlapur started from the same premise and then began to take on a life of its own…with other developers jumping on the bandwagon. And in this way, Badlapur is another location that we have created - within 1 ½ hour of commute from Mumbai, with all major infrastructure in place."

Creating a location seems to be a huge soft skill, and developing it well the hard one. This is what he desires of the government also, to give a thrust to infrastructure in those places that can help relive the pressure on linear Mumbai. He emphasizes the importance of developing peripheral areas like the Panvel to Pune belt, Kalyan - Dombivili and Vasai - Virar. The master plan for these areas should look after the large grid connectivity, which is beyond the scope of individual developers. The last mile connectivity to individual projects in far-off locations is a major concern, for instance, water, electricity and roads. This will ensure that the poor from slums in central Mumbai wont mind shifting to outside/cheaper locations if they can still get to work easily. Also if they get larger homes at the same price as a slum dwelling, the incentive to move would be higher.

Within Mumbai, augmentation of the existing infrastructure is a must as well as removal of bottlenecks related to land and approvals.

With the Marathon Group increasing value for customers and in terms of square feet, they are now looking at expanding their portfolio to include the western suburbs. According to Mr Shah, the MMR region is like 10 different cities, and the work for developers is cut out. Also with affordable housing the need of the times, his definition includes homes that sell for anything between 8 to 50 lakhs, depending on location.

Located close to the Pune-Satara Road, Bibvewadi, one of the upcoming areas of Pune, is witnessing many changes. Believing in a professional work culture, Lok Housing has been a trendsetter in many respects, feels Lalit Gandhi

Operational since 1982, Lok Housing has been in the real estate industry for the past two-and-ahalf decades and has built over 18,000 homes from residential complexes, townships, simple flats to premium and luxury homes. Lalit Gandhi, Chairman and Managing Director, Lok Housing, says, "Lok Housing was started with the principle that any act of the company must serve the masses. Hence the name 'Lok Housing', providing shelter for all."

From giving a corporate outlook to real estate, and venturing into mass housing, the group has introduced the concept of using land development rights as a mode of securitisation for raising finance. "Construction was a family business. We introduced the trend of a professional working organisation," says Gandhi.

The group developed 10-12 singular projects from 1982-86 and then moved into townships. The group has three township projects, Lok Puram, Lok Upvan, Lok Vruksha in Thane, Lok Gram, Lok Ahura, Lok Vatika, Lok Udyan, Lok Surabhi and Lok Ulhas, under construction in Kalyan along with Lok Nagari in Ambarnath. They have projects at Mulund, Khar, Virar, Kalyan, Thane, Andheri, and Ambarnath.

Lalit Gandhi opines, "The demand for affordable housing is tremendous. With the current speed of construction, it is impossible to cater to the demand. There is a need of a professional organisation with proper development of utility schemes like SRA, reconstruction of dilapidated buildings to ensure development in an organised manner. "In addition, efficient use of technology is the need of the hour. We have been using pre-fabricated technology for construction. Use of advanced technologies brings speed, accuracy and quality in construction," he continues.

In order to cater to the growing housing need Gandhi feels, "The development of the city must be planned sectorally. The city should be divided into 300-400 sectors by a corporate Joint Venture company City Planning and Monitoring Company (CPMC) to seek expertise from the government; as well private sector experts to have a holistic approach towards solving housing problems which will progress under Sector by Sector Development Scheme (SSDS). The government should play the role of facilitator. It should see that proper rules and regulation are maintained, development plans are ready in time so that construction activity is speeded up."

Over the years, the buyer has become very selective and wants to enjoy every kind of luxury. Mr Gandhi feels, "Apart from the four walls, the outside ambience also matters. There should be a proper balance between exterior and interior amenities. We give stress on open layouts, green spaces, community halls, auditorium, play area, gardens along with eco-friendly techniques such as waste management, storm water management, use of solar water heater and water harvesting."

The group has also been into social activities. Lok Foundations, registered under Charitable Trust Act has started three schools, which are taken care by the Group, and has donated a hospital that is running through a trust.

Lalit Gandhi is also Chairman of Remaking of Mumbai Federation (ROMF), which works for redevelopment of dilapidated buildings, with open spaces, residential complexes, commercial hubs and retail centers. This will help Mumbai become a world- class city and will be built on extra FSI and costs will be cross- subsidised on profits earned from extra FSI. Gandhi is a visionary and believes in transforming vision into reality.

"He is selective about the material, tiling, window position, and campus facilities that he gets in return for every penny he pays."

He continues, "The construction industry has also seen many welcome changes. The materials used are now improved with machinery and material being imported to improve the quality of buildings. Advanced technology is used. Earthquake- proof designs have become compulsory with improved leakage, seepage and waterproofing facilities. Not only interior amenities, even exterior conveniences like adequate parking, playground, parks, shopping complexes, swimming pool and jogging tracks have become must-haves.”

Mr Haware believes Navi Mumbai is a well-planned city and has become the most sought after residential destination. The upcoming International airport, Central Park, Hyde Park, Golf Course and many such proposed projects are likely to give it a major facelift. However, he feelsthere needs to be proper development of water and bus transport too. The two-hour traffic to south Mumbai can be reduced to half an hour if water transport services are started from Navi Mumbai. In addition, Navi Mumbai has ample natural resources, good mountains and free space. "The government should focus on developing water sports, international level parks, adventure sports to boost tourism," he opines.

Sir J.J college of architecture is considered one of the foremost institutions of Architecture in India and is a recognized college of architecture all over the world .The origin can be traced to the founding of a Draftsman's Class, started with a view to produce men with a practical and really useful knowledge, fit to be employed in an Architect's office attached to the Sir J.J School of Arts in 1896, set up in the year 1857 by the erstwhile Government of Bombay from the grants made by the philanthropist Sir Jamshedji Jeejeebhoy, the first Baronet of Bombay.

The course was re-organized in 1913 to make it suitable for training in Architecture, and the Government Diploma Examination in Architecture was held subsequently. The incomes of the applicants (husband/wife or father/son) are clubbed together when calculating loan eligibility. Consider a person whose gross monthly income is Rs 40,000. A banker will be willing to lend him Rs 18 lakhs. But, suppose the house costs Rs 30 lakhs. Clubbing the income of his spouse is the only option left to increase his loan eligibility. Assume, his wife brings home Rs 35,000 every month. They can pool their incomes and get an increased amount of Rs 32 lakhs. Applying jointly has made the borrower eligible for a bigger loan amount here.

We believe in housing for everybody as it is a necessity for survival, says Rajnikant Ajmera.

In 1962 Chotalal Ajmera started a business of construction and steel fabrication with small projects. Now the Ajmera Group has completed several mega residential complexes, comprising over 1,70,00,000 sq ft (excluding small projects) and over 29,000 flats for people across income groups. Their projects span the range from moderate, to luxurious, and towers at affordable prices.

Rajnikant Ajmera, the MD, who joined his brother Chotalal in 1977, took the group's activities to newer heights. A civil engineer, he has witnessed many changes in the workings of the industry during his 32 years and has also contributed to it. He says, "I find the industry very interesting and dynamic. I feel proud that our business is about providing one of the three basic necessities, roti, kapda and makaan and that is very humbling."

As past president of MCHI, he reminisces how, with time, the scale at which everything works has changed. "Earlier people preferred small, simple housing. Now they want good entrances, good surroundings. Then came high-rise buildings, amenities, and high-end houses," he says.
Ajmera remembers how loans were not available and buyers were reluctant to take them in the late ’70s. "The construction industry was mired in many issues and people associated it with black money so things were difficult. We helped people with documentation and showed how to procure loans from provident funds and LIC. Now almost 90 per cent of homes are bought on loans and are total cheque transactions."

Most developers funded their business through their own resources, through advance bookings or investors. "Today corporate funding is available through banks, financial institutes, investment bankers and even foreign investors. It has become the preferred sector for investment. Every function of MCHI or CREDAI attracts top people from the finance sector."

The Ajmeras believe in mass housing. "People are talking of affordable housing now but we gave flats at Rs 65 per sq. ft at Andheri in 1973, to Taj Hotel employees. There was no computer to speed up the work, yet we managed to produce more than 30-50 flats a month. Even in 450 sq ft we planned a small 1BHK flat at Vijay Nagar, in Andheri east. We provided maximum carpet area by using thinner RCC walls inside flats. Using teakwood was restricted due to environment issues, but we found the alternative in rare marine teak near Hubli and we got them transported by our own fleet. Manufacturing bricks at the site helped maintain quality and timely completion besides lowering cost."

Among other pioneering work, they set up a sewage treatment plant as early as in 1973 and wherever they have done large projects in Shastri Nagar at Versova, Yoginagar in Borivali and even Shanti Nagar in Mira Road.

"We made sure there are roads and water pipelines, and sewage drainage system in place along with the sewage treatment plant. In the absence of a proper municipal corporation at Mira Road, we acquired permission from the Gram Panachayat and were almost running a mini corporation inside the colony by setting up the infrastructure and managing roads, streetlights, storm water drainage, along the lines of BMC. There was no compulsion yet we did it. We also provided water from 18 km away, bringing it from Thane Ghodbunder road for 15,000 residents. We set up a large reservoir and even pumping stations."

Having acquired a large landmass in prime locations early in the '70s, the group can offer housing at cheaper rates, even in the prime location of Wadala at Bhakti Park. "At any given time our prices have been at least Rs. 2,000 less than homes in the neighbourhood. We made good sales during the recession. Amenities like clubhouses, and pools are of the best quality and we have even developed a garden spanning about 26 acres for BMC at Bhakti Park. I have a sewage treatment plant, water recycling for the garden and many more facilities," says Ajmera proudly. The group's growth plans include acquisition of prime lands in Mumbai’s central and western suburbs.

Strategically located, Bhakti Park is designed for a mixed income group, with mid-income and high-end housing. "We have access to the main city and on the other side you have BPT road. The first project was the Imax dome theatre, which we handed over to Adlabs. Around the same time we started smaller buildings and now we also have premium, high-end, 27 storied buildings with high podiums for parking, besides basement parking," says Ajmera.

The group has projects in Ahmedabad, Surat, Rajkot, Pune and Bangalore. "In Bangalore our residential project Green Acres has been very successful and now we are building Electronic City over 2.5 million sq ft space." The Ajmeras have many firsts to their credit, like the first mall cum mulitiplex in Andheri and dome theatre. They provide care for children of labourers, and offered medical check-ups and other facilities back in their first large project at Manish Nagar in 1975.

"Besides, we have always come forward to help people during natural calamities, like the earthquake in Bhuj, and earlier in Latur," says Ajmera. A devotee of Swaminarayan Akshardham, Rajnikant Ajmera is constantly involved in uplifting the less fortunate.

Satellite towns are the best way to decongest cities to meet the needs of a growing population, says Subhankar Mitra.

The immediate impacts of satellite town formation - and the primary advantages - would be an at least partial decongestion of the central city and a rise in property valuations in the satellite town. The appreciation rate would depend on what kind of infrastructure has been/is being put in place in the satellite town, and what other market drivers it features.

PRICE DYNAMICS

Since appreciation is of paramount interest from an investment point of view, this aspect deserves amplification.

Property prices are a function of demand and supply. Demand is created by a suitable combination of market drivers such as employment potential, infrastructure and overall quality of living. If a satellite town offers these in sufficient magnitude, and if there is sufficient connectivity to the main city by means of road and rail, this new area can often put a slight downward pressure on property prices in the more centralised regions while showing a steady upward trend on its own property price graph. This, however, happens only under optimum conditions, which must be created by meticulous town planning and proactive local Government support.

THE DOWNSIDE

Of course, living in a satellite town is not everyone's cup of tea. There would be a perceived disadvantage for those use their home in the satellite town to travel to their workplace in the central city, especially if the necessary degree of road/train linkage has not been created. Also, buying a home in a satellite town can lead to a sense of isolation and general dissatisfaction if the location does not feature the kind of social life and entertainment that would be seen as necessary lifestyle quotients.

Some central city dwellers would choose to move to such satellite towns in response to the available relief from city-related stress and cheaper property rates. However, the majority of metropolitan inhabitants would choose not to relinquish their foothold in the main city. Many satellite towns coming up today are of greater interest to migrant populations rather than core city inhabitants, and local developers tend to zero in on this population while planning their projects.

DEVELOPERS' DELIGHT

A classic example of best-scenario satellite town planning would be the Pimpri-Chinchwad Municipal Corporation (PCMC) of Pune, which is an industrial hub in its own right. Within the PCMC area, Pradhikaran has emerged as the location of choice for mid-to-high level management staff working in the various surrounding industries, and various local development concerns such as Pharande Spaces have recognised and focused on this potential. Areas such as Navi Mumbai and Pune's PCMC are planned developments that have their own social infrastructure as well as distinct resident profiles social character.

If satellite townships have been meticulously masterminded by the relevant town planning authorities, they will incorporate their own economic drivers such as employment opportunities, social infrastructure and lifestyle quotients.

Simply put, such a combination of factors opens up a new growth area for the real estate market. Under suitable circumstances, office, retail and residential property will work in tandem to create a symbiotic growth pattern. Moreover, once such a satellite town is established, it tends to attract various industries specific to the available workforce, further boosting this pattern. The overall effect is one of economic diversification of a possibly congested metro into new directions. This naturally spells nothing but good news for the region's real estate market.

Offering quality homes, enhancing lifestyles and bringing professionalism in the industry is what we have set out to do, says Niranjan Hiranandani

For Niranjan Hiranandani, MD, Hiranandani Group, and his brother Surendra Hiranandani, the journey to success over the last 15 years has by no means been smooth. For the sons of the illustrious surgeon Padma Bhushan Dr. LH Hiranandani, getting into real estate was like charting a different course altogether. Despite standing second in Mumbai University and having a degree of Chartered Accountancy, Niranjan Hiranandani decided to do business.
He says: "Coming from a professional family, we felt like fish out of water. We started with textiles and real estate was on the side. But it was difficult to do both. The textile business was not doing well, and real estate too was not on a sound footing. Raising capital was difficult. We were burdened with borrowings from hundis and banks. This went on until 1981 when we came at a cross-road." In 1981 he closed his textile business. “From that moment we became focussed on real estate. We started with 11 buildings at Lokhandwala, including the prestigious Beach Classic."

However the times were not easy. Material like cement was adulterated and available in controlled quantities. Steel was not of good quality. Not being engineers compounded the problem but the brothers did not give up.

Hiranandani recalls: “Once when I told my chief engineer that roofs and cornices should not leak, he laughed, saying he had not heard of such a thing in his career of 20 years. Roofs are bound to leak and plumbing will have to be replaced after a few years. You should make money, he said.
"I don't know whether we will make money or not, but you should give me quality construction second to none," Hiranandani replied. Customers were happy the buildings were intact even after ten years and that helped the group build a reputation.

Hiranandani says, "The buildings made on Marine Drive, for more than seventy years, have better quality RCC than buildings made in the '70s. Materials were difficult to procure, and of bad quality, but the application of knowledge that you could do things better was willfully lacking. We pursued quality although we were paid less, as the expectations were not high;
customers were not aware and not demanding." He continues, "We trained our people to respect and maintain quality, an investment now giving good returns. Enhancing quality became a habit and is a constant endeavour."

Being brought up in Malabar Hill amidst quality living, he replicated the lifestyle in Powai, the first integrated township on mixed usage concept that he did with his brother as an equal partner. "Now the model is being followed widely. We made Hiranandani Gardens with an aim to offer quality lifestyle and started with quality buildings, having beautiful façades, designs, entrances, rooms, lobby and lift areas. At prices between 20- 25 per cent of Malabar Hill we offered similar amenities like the best clubhouse, pool, badminton court and even schools, hospitals and retail areas."

The Group has many firsts to its credit. They developed the first super
market in India - Haiko, video games parlour and even the world-class Dr LH Hiranandani hospital. The group is now working on its project Hiranandani Estate in Thane.

Hiranandani prides himself for being among the first developers to go green. "We worked on environmental improvement of Powai. We created the largest sewerage treatment plant in India.” The complexes at Powai and Thane have rainwater harvesting centres. The group has created the first Leed platinum rated green commercial centre in India, looking towards creating a second one soon. As past president of MCHI and HUDCO and now with CREDAI, he has also been working closely with the government for the betterment of the industry.

Having received many awards he says, "The greatest compliment was when a customer came up to me and said, 'More than creating history, you have created geography. A few decades ago Powai did not exist except as an outskirt of Mumbai, a picnic spot near Vihar lakes. Today it exists on Mumbai's map prominently." The group is now expanding in other cities.

Hiranandani is proud of his son Darshan who has created a 90-storied building in Dubai. "It is a classic case of the son beating his father," he says, beaming with pride.

Since its inception in 1969 by chairman Mr Mofatraj Munot, Kalpataru Group has witnessed several changes. Citing their project at Sion, Mr Munot says, "Kalpataru Residency was a different project, as people from Sion itself shifted to our project. We also have Kalpataru Habitat, which was altogether an achievement, as having a luxurious project at Parel was never thought of."
Their current projects include Kalpataru Aura at Ghatkopar, Kalpataru Towers, Kalpataru Gardens Phase II at Kandivali (east), Srishti at Mira Road, Kalpataru Estate at Andheri (east), Kamdhenu at Mulund (east), Siddhachal and Kalpataru Hills at Thane (west) and their Navi Mumbai project Kalpataru Riverside at Panvel. Projects in Pune are Kalpataru Estate at Pimpale Gurav, Sudha Kalash at Pimpale Nilakh, Kalpataru Serenity at Manjari. Some future projects include Kalpataru Pinnacle at Malad (west) and Kalpataru Splendour at Wakad.
Kalpataru is also present in the commercial segment with Korum at Thane (west), Kalpataru Square at Andheri (east). Kalpataru Synergy at Santacruz (east), Kalpataru Point at Sion and Kalpataru Court at Chembur, which are completed projects.
Going green is the new trend and Kalpataru has used ample green initiatives, particularly in Kalpataru Square. Most of their projects are environment friendly and importance is given to energy saving. Mr Munot says, "Our commercial project Kalpataru Square has received platinum level pre certification LEEDS-CS rating from the US Green Building Council."
"Land cost has to be low for affordable housing," feels Mr Munot. Affordable housing has a huge demand and depends upon location and city, Mr Munot says.
Elaborating on their E3 homes concept, Mr Munot says, "Most families prefer to buy 2 BHK and an extra room is always a good value proposition. We have pioneered the concept of E3 homes (economical, elegant and efficient) to offer an additional room to customers and let them enjoy the benefits of 3BHK, while not actually paying the cost for a regular 3BHK."
Demands have changed over the years and buyers have become quality conscious. Mr Munot explains, "Every customer wishes to be in a home, where one is getting luxurious amenities within the complex."
Kalpataru Group is firmly committed to the community through its Munot Foundation. Mr Munot says, "We have Mobile Crèches at construction sites for worker's children and medical camps are also held at our projects. We also do many social activities at our home town Rajasthan."
Kalpataru has received many awards for their contribution to the sector. The group has won awards for Kalpataru Horizon and Kalpataru Synergy. Kalpataru Heights received the award of "Outstanding Concrete Structure 1999-2000" by Indian Concrete Institute, Maharashtra Mumbai Centre.

Mr Munot says that what he likes best about being in the industry is the “passion to create developments” During leisure hours, Mr Munot likes to spend time with his family and pursue photography.
"Our vision,” he declares, “is to give premium and innovative projects and to see that buyers get the best."

Mr Irani also says, "Infrastructure like power, water supply should also be looked into by the government. Old pipelines should be changed to ensure smooth water supply. Projects like Bandra-Worli Sea Link, monorail should enhanced and water ways should be used to create transport."
With hobbies like reading, Mr Irani is also a nature lover who loves to go for nature walks and horse riding. Mr Irani came into real estate by chance and is very happy, as he feels it interesting.
Rustomjee Group has received several awards for their contribution to the sector and is into philanthropy through Rustom Irani Foundation.
Commenting on the current scenario Mr Irani says, "The scenario is good and markets are doing well. We have a self-devised body Maharashtra Chamber of Housing Industry (MCHI) ensuring healthy competition with each other."

Sukhraj Nahar believes in achieving a fine balance between aesthetic value and quality of his projects.

At the age of 16, Sukhraj Nahar came to Mumbai to pursue his ambition of creating landmark structures. "I always wanted to make homes for people, even when I was a child. It was a dream," he shares. In a short period he successfully built Nahar Group, which today ranks amongst the leading real estate developers in the country.

The Group has also completed a recent project at Walkeshwar called Nahar Panorama.

His suggestion to buyers is that this is the right time to buy. "TDR rates are going up but yet builders have not increased their prices. The rates have stabilised so those postponing their decision to buy should re-consider."

In case both husband and wife are working or have separate sources of income, they can go in for a joint loan.This way the loan amount also increases. Under the Income Tax Act, tax benefits are available on home loans and the interest paid on them.In case of joint loans also, all the co-borrowers can get tax benefits. A bit of documentation and planning can go a long way in avoiding hassles at a later stage. You can also take the maximum advantage of the available tax provisions and benefits.
It needs to be ensured that both should be co-owners of the property. A co-owner of a house must be a coborrower as well.It is essential for a coborrower to be a coowner in order to claim tax benefits. You cannot get tax benefits if you are only a coborrower and not a co-owner.
Co-borrowers, who are also co-owners, are eligible for the tax rebate in the proportion to their share in the loan. The repayment capacity of each spouse will be taken into account while arriving at the share of the loan. The shares of the loan may be in any ratio. The tax benefits would be shared in that proportion only. You have to specify the share of the property and other loan details on a stamp paper.
In case a husband and wife pay Rs 1 lakh as interest and Rs 25,000 as principal, each has an equal share in the borrowing, and each can claim Rs 50,000 towards interest and Rs 12,500 towards principal in their respective income tax returns. The maximum tax deduction for a single borrower is Rs 1.5 lakhs. This deduction would apply to each borrower.
In case one of the co-owners does not have any income, the other co-owner should enter into an agreement with the spouse. The agreement should state that the entire repayment is met by only one borrower’s income. This would ensure that the main applicant will have 100% beneficial home ownership, and consequently, he can avail all the tax benefits applicable to a single borrower.
As far as repayment of the loan is concerned, it may be repaid from a joint bank account, where both the husband and wife share funds. Another option, although less popular, would be to share out the EMIs between the husband and wife, and both issue a specified number of cheques towards the loan repayment. It would need to be ensured that the repayment of the loan is
made in the same ratio as the joint borrowing. Further, each of the borrowers should have a demonstrable source of income to justify the repayment of loan.
Each borrower needs a copy of a borrower’s certificate.It has to be provided to claim their respective tax relief. A co-borrower should enter into a simple agreement with the spouse on stamp paper of Rs 100.
This agreement should basically contain the shares of the ownership along with that of the home loan availed by the couple.
The borrowers should take two copies of the interest and principal paid certificates from the bank and each can submit a copy of the certificates along with a copy of the agreement signed between them.

FIXED OR FLOATING?

This is a combination of both - fixed as well as floating rates. It is sometimes referred to as partly fixed, partly floating home loan. Under this scheme, a part of your loan is locked under fixed and the remaining is exposed to the adjustable rate of interest - the floating rate. The borrower can decide what percentage he wants to expose to fluctuations in rate and what percentage must be locked as fixed.

STEP-UP LOAN

This is a flexible, innovative product designed specially for young borrowers. It offers varying equated monthly installments (EMIs) spread over the loan's tenure. During the initial years of the tenure of the stepup loan, the EMIs are small. This makes the loan affordable for the young workforce that has started making money and holds tremendous growth prospects.
As the years roll by, the EMI outflow increases. It is assumed that the borrower will grow up the corporate ladder, get promotions and earn high increments. Hence, though EMI increases with time , it remains affordable for the borrower.

STEP-DOWN LOAN

• In case of a step down loan, the EMIs are huge initially. It is meant for borrowers close to their retirement years. These borrowers are at the peak of their earning potential. However, once they retire their earnings shrink.

• In alignment with their earning capacity, their EMI installments come tumbling down.

• In a stepdown loan, the burden of EMIs drops with time.
