Committed to build

Mayur Shah of Marathon Group talks about the journey so far, and how Mumbai will change for the better

Established in 1969, the Marathon Group is known for setting several benchmarks in the real estate sector. With a product bouquet across residential and commercial projects, they are a realty group with a strong conscience.

The group is led by Mr. Ramniklal Shah, Founder and Chairman along with Mr. Chetan R Shah, Vice-Chairman, Marathon Group and Mr. Mayur R Shah, Managing Director, Marathon Group. The dynamic Mr Mayur Shah speaks about how they have established themselves in Mumbai as a company giving quality homes and offices at reasonable prices.
They have always had the edge in terms of being ahead of the curve. The inspiration of picking up mill land in Lower Parel, when some mills were still functioning, and turning this location into the favoured residential and office destination that it is today was way back in 1999. The timelines involved with solving all the stakeholders' problems and demands then stood them in good stead later, when other mill owners approached them to redevelop their land. Mayur Shah says, "It is an unimaginably long and trying job, but patience is the key. Most of the stakeholders had returned to their native villages, and we had to recall them just to hand over the compensation! After seven years of the mill having closed, it was a mammoth task."

When asked about the contentious issues mill land redevelopment has raised, he says, "It has been decided by the Supreme Court…but I would also like to point out that this land is not 'free' - in the sense the costs attached to it are inherent, and all these are being paid eventually by the common man! For instance, the owner has most often mortgaged it to a bank and has to pay off all these liens on it - and the bank has regular people's money in it. Workers are in any case not getting paid and yet they are compensated. In fact once it becomes functional again it can provide employment to so many people in its new avatar, rather than being just a graveyard of buildings and aspirations. If you want gardens then take up non-productive land which doesn't have all these costs attached." Among the projects done using the model are: Piramal Spinning and Weaving mill - Marathon Nextgen, Jay Bharat Oil mill - Marathon Heights and Mafatlal mills.

Talking of expertise, he says, "We use the same sophisticated techniques like MIVAN for our upscale project in Lower Parel and for the small 350 square feet homes in Marathon Nagari in Badlapur. The amenities might change, but never our commitment to good buildings. I would consider it a national waste if any building we made didn't last the test of time." One could not expect less from a civil engineer from University of Bombay and MS in structural engineering from Oklahoma State University, USA. The zero-defect performance of all Marathon projects is due in large part to this attitude toward perfection.

They have a wonderful rapport with their customers, both past and present as seen by the tremendous response to their recent project of Marathon Monte Vista. Even at the height of the downturn they were sold out for a 36-month delivery project, solely due to the goodwill in the market. They are currently building a 40-storey premium residential project in Mulund on customer demand - that 2% who don't wish to shift location but have the money for a better lifestyle.”

Mayur Shah says, "Our CSR commitment is clear; every year we will build houses for the lowest strata of society. We have built homes for the earthquake affected in Latur and later in Gujarat. 650 tenements in Kanjur Marg on freehold land that could have been used for other purposes, but we want to use our special expertise for the betterment of the country wherever possible. Marathon Nagari at Badlapur started from the same premise and then began to take on a life of its own…with other developers jumping on the bandwagon. And in this way, Badlapur is another location that we have created - within 1 ½ hour of commute from Mumbai, with all major infrastructure in place."

Creating a location seems to be a huge soft skill, and developing it well the hard one. This is what he desires of the government also, to give a thrust to infrastructure in those places that can help relive the pressure on linear Mumbai. He emphasizes the importance of developing peripheral areas like the Panvel to Pune belt, Kalyan - Dombivili and Vasai - Virar. The master plan for these areas should look after the large grid connectivity, which is beyond the scope of individual developers. The last mile connectivity to individual projects in far-off locations is a major concern, for instance, water, electricity and roads. This will ensure that the poor from slums in central Mumbai wont mind shifting to outside/cheaper locations if they can still get to work easily. Also if they get larger homes at the same price as a slum dwelling, the incentive to move would be higher.

Within Mumbai, augmentation of the existing infrastructure is a must as well as removal of bottlenecks related to land and approvals.
With the Marathon Group increasing value for customers and in terms of square feet, they are now looking at expanding their portfolio to include the western suburbs. According to Mr Shah, the MMR region is like 10 different cities, and the work for developers is cut out. Also with affordable housing the need of the times, his definition includes homes that sell for anything between 8 to 50 lakhs, depending on location.

Brighter prospects in Pune

Here are some areas that are showing great promise and can be considered for investment for a good return.

Wagholi

Wagholi is the touted as the next big area which is opening up for real estate. Wagholi derived its name from the temple of Wagheshwar (lord of the tigers). In front of the temple is a lake, which is open for boating occasionally and often is treated as a tourist spot. Wagholi is also famous for the deep blue Cavansite, a distinctive mineral.

Bibwewadi
Located close to the Pune-Satara Road, Bibvewadi, one of the upcoming areas of Pune, is witnessing many changes. Bibwewadi became a residential zone after PMC announced it in the development plan of 1966. Initially, it became known as a Kamgar Vasahat, but later developed into a society of individual bungalows. Katraj Udyan, Padmavati, and the Swami Vivekanand Smarak are located to the south, with the market yard and Gultekdi located to the north of Bibvewadi. To the east is the hilltop with the Pune Satara Road passing through and the west has Parvati and Aranneshwar.

Plots were developed in the surrounding areas with many developers coming in. It now houses a number of housing colonies. There are also plush new complexes equipped with gardens, play area, swimming pool, shopping outlets and much more.

Bibwewadi has always been a sought after destination. It is well connected to other parts of the city and is located very close to the Pune Satara highway, which further connects you to Bangalore. The proximity to Swargate bus stand, market yard and Gultekdi, and connectivity to Camp and make it a perfect place for the middle and higher middle class.

The main advantage for Bibwewadi is its location. It is easily accessible from different areas. Once located on the outskirts of main Pune it has become the heart of the city now. In addition, the place is not overcrowded; there is less traffic and it is even free of congestion.

MANJEERA GROUP HYDERABAD

Believing in a professional work culture, Lok Housing has been a trendsetter in many respects, feels Lalit Gandhi

Operational since 1982, Lok Housing has been in the real estate industry for the past two-and-ahalf decades and has built over 18,000 homes from residential complexes, townships, simple flats to premium and luxury homes. Lalit Gandhi, Chairman and Managing Director, Lok Housing, says, "Lok Housing was started with the principle that any act of the company must serve the masses. Hence the name 'Lok Housing', providing shelter for all."

From giving a corporate outlook to real estate, and venturing into mass housing, the group has introduced the concept of using land development rights as a mode of securitisation for raising finance. "Construction was a family business. We introduced the trend of a professional working organisation," says Gandhi.

The group developed 10-12 singular projects from 1982-86 and then moved into townships. The group has three township projects, Lok Puram, Lok Upvan, Lok Vruksha in Thane, Lok Gram, Lok Ahura, Lok Vatika, Lok Udyan, Lok Surabhi and Lok Ulhas, under construction in Kalyan along with Lok Nagari in Ambarnath. They have projects at Mulund, Khar, Virar, Kalyan, Thane, Andheri, and Ambarnath.
Lalit Gandhi opines, "The demand for affordable housing is tremendous. With the current speed of construction, it is impossible to cater to the demand. There is a need of a professional organisation with proper development of utility schemes like SRA, reconstruction of dilapidated buildings to ensure development in an organised manner. "In addition, efficient use of technology is the need of the hour. We have been using pre-fabricated technology for construction. Use of advanced technologies brings speed, accuracy and quality in construction," he continues.

In order to cater to the growing housing need Gandhi feels, "The development of the city must be planned sectorally. The city should be divided into 300-400 sectors by a corporate Joint Venture company City Planning and Monitoring Company (CPMC) to seek expertise from the government; as well private sector experts to have a holistic approach towards solving housing problems which will progress under Sector by Sector Development Scheme (SSDS). The government should play the role of facilitator. It should see that proper rules and regulation are maintained, development plans are ready in time so that construction activity is speeded up."

Over the years, the buyer has become very selective and wants to enjoy every kind of luxury. Mr Gandhi feels, "Apart from the four walls, the outside ambience also matters. There should be a proper balance between exterior and interior amenities. We give stress on open layouts, green spaces, community halls, auditorium, play area, gardens along with eco-friendly techniques such as waste management, storm water management, use of solar water heater and water harvesting."

The group has also been into social activities. Lok Foundations, registered under Charitable Trust Act has started three schools, which are taken care by the Group, and has donated a hospital that is running through a trust.

Lalit Gandhi is also Chairman of Remaking of Mumbai Federation (ROMF), which works for redevelopment of dilapidated buildings, with open spaces, residential complexes, commercial hubs and retail centers. This will help Mumbai become a world- class city and will be built on extra FSI and costs will be cross- subsidised on profits earned from extra FSI. Gandhi is a visionary and believes in transforming vision into reality.

The group has also ventured into commercial complexes, InfoTech parks, malls, multiplexes and townships with a number of them under various stages of planning and development. The group's nano shopping complex project Centurion received huge response, selling over 1,000 shops in four months. Mr Haware says, "Initially the project was planned to be a mall but we turned it into a shopping complex with facilities such as discotheque, bowling alley, special entertainment zone, play zone for children, billiards and more. Our other commercial projects include Thane InfoTech Park, Infotech Park and Micro InfoTech Park at Vashi."

The group has been developing buildings using efficient state-of-art technology. "All our projects have a social architecture, each wing facing each other. Our designs focus on using more of natural lights, open ventilation, efficient usage of space, sit-out areas along with amenities like library, gymnasium, swimming pool and more," adds Suresh Haware.

Mr Haware points out that there have been many changes in the industry - from conceptualising, construction to buying and selling, every step has witnessed change, he says. "Today even a buyer looking for an economical flat is looking for amenities," he explains. "He is selective about the material, tiling, window position, and campus facilities that he gets in return for every penny he pays."

He continues, "The construction industry has also seen many welcome changes. The materials used are now improved with machinery and material being imported to improve the quality of buildings. Advanced technology is used. Earthquake- proof designs have become compulsory with improved leakage, seepage and waterproofing facilities. Not only interior amenities, even exterior conveniences like adequate parking, playground, parks, shopping complexes, swimming pool and jogging tracks have become must-haves.”

Mr Haware believes Navi Mumbai is a well-planned city and has become the most sought after residential destination. The upcoming International airport, Central Park, Hyde Park, Golf Course and many such proposed projects are likely to give it a major facelift. However, he feelsthere needs to be proper development of water and bus transport too. The two-hour traffic to south Mumbai can be reduced to half an hour if water transport services are started from Navi Mumbai. In addition, Navi Mumbai has ample natural resources, good mountains and free space. "The government should focus on developing water sports, international level parks, adventure sports to boost tourism," he opines.

The group has grown and has turned into a great family of over 10,000 people working towards the goal of achieving the ultimate goal of housing for all and keeping every one, including contractors, designers, suppliers and customers together.

RACHANA SANSAD

RACHANA SANSAD" , a parliament of creative education was found in 1960, by three young architects whose mission was to promote education in the field of Art, Architecture, Building Technology and other allied subjects.

This education journey began in 1955, when Shri S.H. Wandrekar, Shri C.K. Gumaste and late Shri V.G. Mahatre founded a part-time college of Architecture viz. Academy of Architecture, to assist the employed young men and women to undergo articulated training in Architecture. This enabled middle class enthusiast to study while earning their livelihood and obtain a Government Diploma in Architecture, to practice as professional Architects.

Gradually with experience, other sister institutions blended into the sansad sister institutions blended into the Sansad, making it a progressive educational entity. The institutions that faction under the auspices of the Rachana Sansad are :

(Four –Year B.F.A. ( Applied Art) degree Course)

c) School of Interior Design (three year part-time Gov. Diploma and

(Three –Year part-time Gov. Diploma in Fashion & Textile Design)

Sansad has recently introduced from the year 2002:

b) post Graduate Diploma in Project Management in Building construction
c) post Diploma Course in Interior Design.
