Brighter prospects in Pune

Here are some areas that are showing great promise and can be considered for investment for a good return.

Wagholi

Wagholi is the touted as the next big area which is opening up for real estate. Wagholi derived its name from the temple of Wagheshwar (lord of the tigers). In front of the temple is a lake, which is open for boating occasionally and often is treated as a tourist spot. Wagholi is also famous for the deep blue Cavansite, a distinctive mineral.

This once sleepy village is only 20 kms away from Pune city and well known developers are opting for beautiful row houses and bungalows.

Wagholi also offers easy accessibility to Ranjangaon, the industrial belt, to Lohegaon and to Hadapsar and Mundhwa through Kharadi. Wagholi is an extension to Kharadi, which is fast emerging as an IT hub after Hinjewadi.

Leading developers like B U Bhandari, Kolte Patil, Nagpal Associates, Raviraj Group, Bhandari Associates , Samruddhi Group and Belvalkar Housing have their projects here that offer serenity; peaceful living conditions amidst open grasslands and beckon you to find what a lifestyle, which is truly relaxed.

Undri

Once considered a non-descript quiet village area, Undri has lately been in the limelight, with the bypass road to Solapur and the ring road going through this locality, and comparisons being made to Sus Pashan road. Undri is equipped with excellent connectivity and linkages to infrastructure, markets, schools, hospitals, clubs and places of entertainment, the demand for residential units is very high. Moreover, the area is scenic and pollution free. Undri is the next Kalyani Nagar in the making, though not much space is now available in a quiet environment in any other part of Pune. Undri would be a preferred location. With few tall buildings around, the environment will always be cool, breezy and therefore, pollution-free. Undri is also coming up with malls and schools/universities, which will make it one of the most sought after places to live in. Besides Undri is close to MG Road, Station and also the airport, hence it will be ideal for people who are global travellers.

Aundh

Situated on the North-West of Pune, Aundh has developed a great deal over the years. Known for its Chest Hospital, Aundh has now grown to be one of the plush localities in Pune. The residential development of the suburb started in mid 1990s. Aundh has a mixed charm of a village and a city.

Aundh is divided into old Aundh village and the newly developed places. The place has received further impetus in the last decade after Pune started expanding its boundaries. Currently, many quality residential projects have come up in the area.

The Mumbai-Pune Express highway is also well connected to Aundh, making it one of the prime destinations. Due to its connectivity to the expressway, the state and city buses halt near Aundh. The Pune Municipal Transport (PMT) buses are there to travel within the city to places like Pune station and Pimpri Chinchwad.

Famous for its Commonwealth Youth Games, the Shri Shiv Chhatrapati Shivaji Sports Complex situated at Balewadi is a highlight for places like Baner and Aundh areas in the vicinity. The picturesque Mula River flows through Aundh, which increases the glory of the place.

Bibwewadi
Located close to the Pune-Satara Road, Bibvewadi, one of the upcoming areas of Pune, is witnessing many changes. Bibwewadi became a residential zone after PMC announced it in the development plan of 1966. Initially, it became known as a Kamgar Vasahat, but later developed into a society of individual bungalows. Katraj Udyan, Padmavati, and the Swami Vivekanand Smarak are located to the south, with the market yard and Gultekdi located to the north of Bibvewadi. To the east is the hilltop with the Pune Satara Road passing through and the west has Parvati and Aranneshwar.

Plots were developed in the surrounding areas with many developers coming in. It now houses a number of housing colonies. There are also plush new complexes equipped with gardens, play area, swimming pool, shopping outlets and much more.

Bibwewadi has always been a sought after destination. It is well connected to other parts of the city and is located very close to the Pune Satara highway, which further connects you to Bangalore. The proximity to Swargate bus stand, market yard and Gultekdi, and connectivity to Camp and make it a perfect place for the middle and higher middle class.

The main advantage for Bibwewadi is its location. It is easily accessible from different areas. Once located on the outskirts of main Pune it has become the heart of the city now. In addition, the place is not overcrowded; there is less traffic and it is even free of congestion.
