Wider spectrum

Rustomjee Group's customer-friendly approach and catering to all strata of housing has made them successful in business, says Boman Irani

Started in 1996, Rustomjee Group's first project was Rustomjee Acres at Dahisar. The group, led by chairman and managing director Boman Irani, has spread its wings across Mumbai, with projects in places like Malad, Andheri, Juhu, and Bandra, among others. Mr. Boman Irani says, "From our inception, we have tried to cover the entire range of housing by constructing in various locations."
Currently, Rustomjee Ozone, Rustomjee Elanza and Rustomjee Urbania are some of their landmark projects. Rustomjee Ozone at Goregaon (west) offers houses of 2, 2.5, 3 BHK with various amenities. Rustomjee Urbania, Thane in 2BHK configurations offers landscaped gardens, rainwater-harvesting, and a decorative entrance lobby, among other things. Rustomjee Elanza at Malad has 2 to 2.5 BHK configurations with state-of-the art amenities. Rustomjee La Sonrisa at Matunga is a luxurious project.
Rustomjee Global City is a township project at Virar. Global City is an ‘affordable’ project, with infrastructure like schools, colleges, hospitals and amusement area for residents. The project is also significant in terms of basic infrastructure like power, water, and roads.
Rustomjee's mission is to define urban landscapes and adapt to changing socio-economic needs. Mr
Irani says, "We didn't want to restrict ourselves to one kind of housing and want to be the developer of affordable as well as exclusive category homes."
Rustomjee's presence in the commercial sector with Rustomjee Aspiree at Sion, Rustomjee Natraj located on Western Express Highway in Andheri are strategic and well timed.
Describing Rustomjee’s speciality, Mr Irani says, "All our buildings are planned for quality living, where sizes of the apartments and safety is given importance."
Talking about Rustomjee’s presence in varied locations like Goregaon, Malad, Thane and even distant destinations like Virar, Mr Irani explains: "Offices are not saturated in town any more; they are scattered towards various locations like Bandra-Kurla complex, Malad, and Goregaon. Even after commuting for one hour, residents get facilities like entertainment, play ground within walking distance, which is worth it.”
A customer-friendly approach and value for money sets Rustomjee apart. Mr Irani explains, "With us, buyers have also grown over the years and can differentiate a good house from a bad. Rustomjee has
long-term relationships with customers, as we provide comfortable, peaceful homes."
Demands and preferences of buyers have changed over the years. Mr Irani says, "Buyers have become cost conscious and are focusing on the value home with basic infrastructure. The brand name also helps the buyer to make the decision."
Commenting on the current Budget Mr Irani says, "Real estate is the key driver for the economy, but not much attention is paid to it. Affordable housing is the need of the hour, but nothing much has been done for that sector."
He adds, "Developers pay for development in their projects. I think government should create a code having uniformity in terms of materials, construction among others. The government should differentiate between a reputed and genuine developer and a person just becoming a developer."
Mr Irani also says, "Infrastructure like power, water supply should also be looked into by the government. Old pipelines should be changed to ensure smooth water supply. Projects like Bandra-Worli Sea Link, monorail should enhanced and water ways should be used to create transport."
With hobbies like reading, Mr Irani is also a nature lover who loves to go for nature walks and horse riding. Mr Irani came into real estate by chance and is very happy, as he feels it interesting.
Rustomjee Group has received several awards for their contribution to the sector and is into philanthropy through Rustom Irani Foundation.
Commenting on the current scenario Mr Irani says, "The scenario is good and markets are doing well. We have a self-devised body Maharashtra Chamber of Housing Industry (MCHI) ensuring healthy competition with each other."
Rustomjee has plans for mass housing in Mumbai. He says, "This is a cause close to my heart." Rustomjee's uncompromising commitment to the highest level of quality as well as its consistency in delivery will take it a long way.
